Capsol Property Letting & Sales Division does not include any property or ongoing lease management services within the agreed commission percentage earned upon securing a lease.
However, our independent Property Management Division is able to provide these services for the property owner at an additional cost.
Capsol Property & Lease Management Division
Capsol’s Property Management Division, based in Camps Bay, Cape Town specialises in property and lease management for both long-term and short-term rental properties in the area.
Capsol Property Management Division was established in 2005 due to the increase in demand for specialised and professional management services within the short and long-term rental markets.
Property and Lease Management Services include:
- Monitoring, set-up and payment of all fixed services and contracts which include private security, DSTV, insurance, telephone, internet, television, etc.
- Experienced project and contract management.
- Refurbishment.
- Security management, alarms and access control.
- Financial management, rent collection, assessments, quotes, rates, levies, rental and contractual agreements.
- Tenant liaison, check-in and out of tenant.
- Post lease administration and damages deposit reconciliation.
- In-house cleaning services; basic to comprehensive cleaning services.
- Services tailored to owner/ property’s specific requirements.
- Hands on problem solving and troubleshooting across all areas (property and tenant) related to all leases.
